Potomac's Median Home Price Is Up 6% and Down 5% in the Same Year

Pull up Redfin's Potomac city page today and the market looks strong. As of August 2026, the median sale price across all home types sits at $1,274,157, up 6.2% year over year. Click one link deeper into Redfin's own housing-market trend page and the story reverses. For the three months ending May 2026, that same market shows a median sale price of $1.3 million, down 5.0% from the same period a year earlier. Movoto's August 2026 snapshot lands somewhere else again: a median list price of roughly $1.21 million, down 6% year over year. Zillow's home value index, which tracks the same properties over time rather than whatever happens to close, puts the average Potomac home at $1,343,739, up 1.2%.

Four sources. Same city. Same general window. Four different directions.

If you are comparing Potomac to Bethesda, McLean, or Chevy Chase and you already have one of these numbers open in a tab, none of them is wrong. They are measuring the same small, wide-band luxury market from different angles, and in a market like this, the angle changes the answer more than the market itself does.

Four Snapshots, One Market

Here is what each source was actually reporting when it produced its number:

Source Window Metric Result
Redfin (city page) As of Aug 2026 Median sale price, all home types $1,274,157, +6.2% YoY
Redfin (trend page) 3 months ending May 2026 Median sale price $1.3M, -5.0% YoY
Redfin (trend page) 3 months ending May 2026 Median price per square foot $374, +0.8% YoY
Movoto Aug 2026 Median list price $1.21M, -6% YoY, $414/sqft
Zillow Jun-Aug 2026 Average home value (ZHVI) $1,343,739, +1.2% YoY

Zoom into a single zip code and the same pattern holds. For 20854, Zillow's June 2026 value estimate came in at $1,315,872 while Redfin's three-month median sale price for the identical zip landed at $1,248,629. Two respected sources, the same three-month stretch, a $67,000 gap on the same properties.

Why the Number Moves Like This

This is not a data quality problem. It is what happens to a median when sales volume is modest and the price spread is enormous. Potomac homes range from starter townhomes near $500,000 to custom estates well north of $5 million, sometimes on the same road. When 125 homes sold in May 2025 and 175 sold in May 2026, a roughly 40% jump in volume, the mix of what actually closed shifted along with it. A month with three Avenel estate sales pulls the median one direction. A month with a cluster of updated colonials in Regency Estates or Willerburn Acres pulls it another. Add the fact that Redfin's city page refreshes on a different cadence than its own trend page, and two snapshots taken weeks apart can tell opposite stories even though nothing structural changed in the market between them.

That is the real finding here. In a market this size and this spread, the median is telling you which homes happened to sell in a given window, not what homes are worth.

The Metric That Actually Holds Still

While the median sale price fell 5.0% for the three months ending May 2026, the median price per square foot rose 0.8% over the same period, to $374. Those two numbers moving in opposite directions inside the same report is the clearest evidence that this is a composition story, not a value story. The homes that sold were not worth less per square foot. A different set of homes sold, and more of them.

For a buyer or seller trying to compare Potomac against another neighborhood, price per square foot is the steadier number to anchor on. It strips out the noise of whether this particular quarter happened to include more 3,000-square-foot townhomes or more 8,000-square-foot estates on Avenel Farm Drive, and gets closer to what a given piece of Potomac actually costs to own.

Comps Only Work Inside the Pocket

Potomac is not one market. It is a collection of named pockets, each with its own pricing logic, and a comp from one rarely translates cleanly to another.

Avenel, built around the TPC Potomac at Avenel Farm golf course, prices on privacy and club amenities as much as square footage. Falconhurst, centered on Bentcross Drive, is one of the higher-priced streets in the area, with homes generally starting in the three million range. Bradley Farms and Kentsdale Estates sit closer to the Bethesda line and trade at different multiples than River Falls or Congressional Country Club Estates further out. Even within a single school cluster, the Whitman zone and the Winston Churchill zone carry their own comp sets. A new custom build like the one recently listed on Natelli Woods Lane, a 13,000-plus-square-foot residence designed by GTM Architects, sits in a different comp universe entirely from a renovated Cape Cod a half mile away.

This is why a countywide or even a Potomac-wide median tells a buyer almost nothing about what a specific 2-acre lot off Falls Road, or a townhome near Potomac Village, will actually cost. The address matters more than the zip code.

Turnkey Sells Fast, Dated Sits

The days-on-market data adds one more layer. Redfin's three-month window shows homes taking 22 days to sell in 2026, up from 10 days over the same stretch last year. Movoto's August snapshot shows 48 days, flat against August 2025. Both numbers can be true at once, because Potomac's upper end is splitting into two distinct speeds. Well-priced, updated homes with modern kitchens and finished lower levels tend to draw offers inside the first month. Older estates with dated interiors, even on excellent lots, can sit considerably longer while buyers weigh the cost of a full renovation against the purchase price. The slower average pace this year reflects more of the second category moving through the market, not a market that has gone cold across the board.

For a seller, that split matters more than the headline median ever will. Two homes a mile apart, similar square footage, similar lot size, can post very different results depending on whether the kitchen was touched in the last five years.

What to Actually Check Before Comparing Neighborhoods

  • Price per square foot over a 12-month trend, not a single month's median
  • Sold-to-list price ratio for the specific pocket, not the Potomac-wide average
  • Days on market broken out by renovation status where you can find it
  • Comps pulled from the same named community: Avenel to Avenel, Falconhurst to Falconhurst, not Potomac to Potomac
  • The month a snapshot was pulled, since a three-month trailing window and a point-in-time snapshot from the same source can disagree

FAQ

Why do Redfin, Zillow, and Movoto disagree so much about Potomac? Each pulls a different window and a different metric. Redfin's city page and trend page alone can show opposite year-over-year directions because one is a live snapshot and the other trails a rolling three-month average. Add Movoto's list-price basis and Zillow's value-index methodology, and four legitimate approaches produce four different headline numbers from the same underlying data.

Is the Potomac market cooling in 2026? Sales volume is up, not down: 175 homes sold in May 2026 compared to 125 in May 2025. What has shifted is the pace within that volume, with turnkey homes moving quickly and dated estates taking longer, which stretches the average days-on-market figure without meaning fewer buyers are active.

What is the best single number to track if I'm deciding between Potomac and another close-in Montgomery County neighborhood? Price per square foot within the specific community you are comparing, tracked over at least a year rather than a single month, gives a steadier read than any median sale price headline.

Comparing Potomac to another close-in neighborhood is rarely a one-number decision, and the portals will keep disagreeing with each other no matter which month you check. If you want a read on a specific pocket, a specific street, or how a particular home's renovation status stacks up against what is actually closing right now, Mandana Tavakoli can walk through the comps that apply to your address, not the zip code average.
